The hotel is a natural extension to the Top Gun Sports and Entertainment Park. Not only is the hotel a recipient of the customers generated by the multi-venue activities constantly taking place at the complex, but also benefits from the inherent advantages of being situated at a destination venue. The complex insulates the hotel from economic slowdowns and their decrease of occupancy rates or, for that matter, any future excess room capacity in the region. Plus the fact that recessions have little or no effect on racing venues.

The initial Top Gun hotel proposal calls for a 135 - room facility as comprehensive as a full-service hotel but without the food and beverage, limited to a free continental breakfast. The free-standing "fifties" diner will offer a 24/7 extensive menu. There will be meeting and conference areas along with a business center, high-speed internet access in each room and courtesy room services to the nearby transporation hub and tourist attractions. The hotel will be friendly to both the park customers and the business travelers.
